Why carry out maintenance?
After installing an air-conditioning system, a preventative maintenance plan for your air-conditioning system should be your main priority. A planned preventative maintenance schedule can increase the life of your equipment and reduce breakdowns and the need for expensive call-outs. Regular servicing is often a condition of manufacturer's guarantees, and a responsibility under environmental legislation that states 'all precautionary measures practicable must be taken to prevent and minimise leakages of ...ozone depleting refrigerant gases'.
Gmaint's Maintenance Policy
The number of service visits undertaken by Gmaint depends on the nature of your air conditioning system. On a first visit, the engineer will assess the number and type of maintenance visits needed, according to the size, age and operating conditions of your system. Gmaint offers two levels of servicing - Major and Interim - and any maintenance plan we offer will be a specific mix of these two types of service, designed to get the maximum performance out of your equipment, with the minimum cost and disruption to your business.
On a Major visit, the engineer will:
- Remove any debris from the units, generally clean and oil equipment and chemically clean all coils;
- Carry out a full pump down of the system to remove any oil from the system back into the compressor;
- Electrically test motors;
- Verify the operating function of the expansion valves and solenoids;
- Check drive belts and adjust where necessary;
- Check compressor oil level and refrigerant pressures levels based on temperature to avoid loss of gas and valve wear and tear;
- Tighten all electrical terminations and check correct voltages are present;
- Examine evaporators, valves, safety controls and the starter;
- Check general performance, temperature, electric defrost system and the evaporator for wear;
- Remove and clean filters;
- Ensure drain is free flowing and any inline pump present is working correctly;
- Tighten all electrical terminations and check correct voltages are present;
- Reset the controller and verify all functions of the remote, paying particular attention to the fan speed setting;
- Adjust the parameters to client settings on completion
On an Interim visit, the engineer will:
- Generally clean equipment and chemically clean condensor coils;
- Carry out a full pump down of the system to remove any oil from the system back into the compressor;
- Remove and clean filters;
- Check condense pump and drip trays;
- Tighten all electrical terminations and check correct voltages are present;
- Verify all functions of controller and remote and adjust the parameters to client settings on completion.
Regulations
Gmaint's maintenance policy for air conditioning systems fulfils the requirements of the IEE Wiring Regulations 17th Edition and BS EN378-1:2008 Refrigerating Systems and Heat Pumps.
